Tenancy agreement
Matters related to tenancy agreements, invoices, and parking spaces are handled at the Otokylä office. Apartment keys are also issued from the office. The tenancy agreement will be sent to you by email, which you can electronically sign.
Each resident must provide the most recent confirmed tax certificate, a certificate of attendance from their school, and an income certificate as an attachment to the tenancy agreement. If one spouse is not a student, they must provide an income certificate. The City of Oulu reviews these attachments to ensure that no selected residents exceed the wealth limit. The wealth limit is €34,000 for a single person and €43,000 for a couple. These attachments must be submitted through the link provided in the tenancy agreement document.
The rent of the apartment and the details of the residents living in it are recorded in the building register extract. Additional extracts can be obtained from the Otokylä office.

Security deposit payment and rent
The invoice for the security deposit payment is provided when signing the tenancy agreement. The due date is approximately one week after the start of the tenancy agreement. The rental invoicing period is until the following February. The invoice includes a breakdown of the rent amount, other charges, and the due date for each month. If the invoice is lost, a new one can be obtained from the office.

Termination of the tenancy agreement
The notice period for terminating the tenancy agreement is one month. Therefore, you must notify us of the termination no later than the last day of the month preceding your departure month. To submit your termination notice, click the button below. After opening the link, you can change the language to English by clicking the button in the bottom-left corner. We do not accept terminations made by phone or email.
The termination notice must include the following information:
- Your name and the address of the apartment from which you are terminating the tenancy agreement.
- The last valid day of the tenancy agreement.
- Your bank account number for the security deposit refund.
- Your address after moving out.
- Your phone number for arranging a viewing of the apartment for a potential new tenant.

Returning keys
The apartment keys must be returned no later than the last day of the tenancy agreement. They can be returned to the office or placed in the mailbox next to the office door in a sealed envelope labeled with your name.
If you are unable to return the keys during office hours, please notify the office. Keys must not be left in the apartment. The apartment must be cleaned according to the instructions below. If additional cleaning is required after your departure, the full cost will be charged to you.
When removing a dishwasher or washing machine from its place, you must ensure that both the inlet and outlet water connections are properly sealed. Any damage caused by failure to seal these connections will be fully charged to you.
The security deposit will be refunded to the account you have provided after the apartment keys and the P-permit slip with its key have been returned to us and the apartment has been inspected, with no issues found regarding cleaning or other matters.

Move-out cleaning instructions
The apartment must be cleaned before handing over the keys. After the apartment has been cleaned, the new tenant should be able to move into the apartment without additional cleaning. If the cleaning has been neglected, we will order a cleaner, and the costs incurred will be deducted from the tenant’s deposit.
Normal wear and tear due to living is always taken into account. However, it is good to remember that worn and dirty are different things.
In the kitchen:
- Defrost and clean the refrigerator/freezer, including the back.
- Ensure that the melting water from the refrigerator/freezer does not flow onto the floor, leave the appliance doors open, and make sure the power is turned off.
- Clean the stove inside and outside, behind and underneath, and wash the oven trays.
- Clean the ventilation vents, range hood, and filter.
- Clean the kitchen cabinets and drawers both inside and outside.
- Wipe crumbs and other debris off the cutting boards.
In the bathroom, sauna, and toilet:
- Clean the toilet, mirror cabinet, sinks, and faucets.
- Clean the floor drains.
- Wash the sauna benches.
- Clean the ventilation vents.
- Wash the walls and floor.
In all rooms:
- Remove stains from doors and walls.
- Wipe the shelves in the wardrobes.
- Clean the air vents and behind the radiators.
- Wash the windows (the outer surface can be left unwashed if the temperature is below -5°C.
- Dust the tops of baseboards, cable ducts, and electrical outlets.
In addition to the apartment, the balcony, storage room, and common areas must be cleared of the tenant’s belongings. Discarded furniture televisions, refrigerators, computers, batteries, etc. must not be taken to the building’s waste enclosure or left in the hallways!
Cars, bicycles, or sports equipment must not be left on the property or in the premises. Costs incurred due to negligence will be charged to the tenant.

Laundry room and sauna reservations
To reserve the laundry room and sauna, you need to download the Kodinportti Mobile app on your phone or tablet. You can get the username and password from the Otokylä office.
In the public saunas of Otokylä, you can use the shared sauna sessions (so-called “lenkkisauna”), which are separate for men and women. Additionally, if you wish, you can book a private sauna session through Kodinportti, for example, for your family’s use or to sauna with your friends.

Amenities for pickup or loan
The following housing amenities are available for a pickup or a loan from the Otokylä office:
- Smoke detectors with batteries included.
- Fluorescent tubes (regular incandescent bulbs must be purchased separately).
- Oven lamps.
- Refrigerator lamps.
- Vacuum cleaner
- Carpet beater.
At the Otokylä office you can also find collection for used lamps and batteries.

Smoking
Smoking indoors is prohibited in all Otokylä properties. This rule includes smoking on balconies, out of windows, and external-access corridors. Smoking is only allowed outdoors in the immediate vicinity of ashtrays.

Gym
The gym is located in the basement of the Otokuja 2 C building and is freely available for all our residents. Please remember a few things about using the gym:
- Substance-free space.
- The gym is used at your own risk.
- Gym usage is allowed from 8 AM to 10 PM.

How long is my housing application valid?
The application is valid for 3 months.

Are Otokylä apartments only intended for university of applied sciences students?
No. Otokylä welcomes all students in Oulu, not just those from the university of applied sciences. We gladly accept applications from students of any school or field of study.

How can I get information about available apartments?
A list of available apartments can be found on our website, but the most up-to-date information is available by phone. Once you receive confirmation of your study place, call the Otokylä office as soon as possible, and we will inform you about the housing situation. Please remember to submit your housing application before contacting us.

Are pets allowed in the apartments?
Yes, residents in all Otokylä apartments are allowed to have pets. Pet owners are responsible for any damage or disturbances caused by their pets and are expected to clean up after them.

Are the apartments furnished?
No, they are not. Otokylä apartments are not pre-furnished, so you can decorate them as you wish.

What is Kodinportti?
Kodinportti Mobile is an application that can be downloaded to a phone or tablet, which you need to book laundry room and sauna slots. Announcements for residents are also sent through the app. You can get a username and password from the Otokylä office.

Can I install a dishwasher in my apartment by myself?
Only a professional installer is allowed to install a dishwasher. A safety tray must be placed under the machine. Home insurance does not cover damages caused by installation errors. You can contact, for example, LVI-Palvelu Pitkälä Oy at 040 592 8000. They will bill you directly for the work.

How long can I live in Otokylä after I graduate?
After you finish your studies, you can continue living there as usual.
